The scheme
Silverthorne Lane sits in Bristol's Temple Quarter Enterprise Zone — four residential blocks of 5, 10, 11 and 16 storeys delivering 706 student beds in cluster and studio formats, with a gym, cinema, sports facilities and landscaped courtyards. Built by HG Construction for Studio Hive, the development is designed to be carbon net-zero.
Our scope
Full hard FM — HVAC, electrical, plumbing, building fabric and fire safety & compliance — from September 2026. Precise FM is the single point of accountability for every hard service on the estate: plant and HVAC across four blocks, electrical testing and maintenance, plumbing and water hygiene, building fabric, and the fire safety regime for a high-occupancy residential population.
What precise looks like here
A carbon net-zero, 706-bed building doesn't tolerate loose maintenance. Plant must run at design efficiency to hold the energy case; statutory testing must track a student calendar with near-full occupancy for much of the year; and the site sits tight between operational rail lines and the canal, so access, deliveries and out-of-hours works have to be sequenced with precision rather than improvised.
